The check starts from the cadastral reference and the boundary selected on the map. An address or photograph cannot distinguish neighbouring parcels that are subject to different rules.

Buying land or a house in Italy means stitching together scattered maps, registers that do not talk to each other and municipal rules that are easy to miss, whether you live in the next village or in another country. TerrenoCheck is the first honest filter: cheap, fast and clear about what it knows and what it does not.
What we believe
A screening dossier should never pretend to be legal certainty. Every layer we show names its source, its date and its limits, and points to the professional who can confirm it. Fewer, real pages beat a thick document padded with the same map.
Our team prepares the dossiers with software we build ourselves, on public Italian and European sources. TerrenoCheck does not verify ownership, title or legal buildability.

We complete every paid order. A technical fault does not trigger an automatic refund: the service retries, the PDF is checked and, where needed, the dossier is produced by hand. The order stays open until delivery. The mandatory remedies the law gives you for non-conforming, defective or undelivered content remain.
TerrenoCheck is an automated preflight screen based on public data. It is not legal, notarial, cadastral, engineering, tax or investment advice and does not verify ownership, title, encumbrances or legal buildability.
How TerrenoCheck works
The service exists to help buyers ask better questions before paying a deposit. It does not replace a surveyor, notary or lawyer, and it never presents an unreadable source as though that source had answered.
An empty result is not always an answer
The dossier distinguishes a source that was checked and recorded no feature from a source that could not be read. The distinction remains visible, together with the date and the limitation of the check.
Who is behind TerrenoCheck
The service is run by Kandyb Studio - Pawel Kandybowicz, based in Warsaw. The same party takes the payment, produces the dossier and answers the email: there is nobody between the person who writes the software and the person who replies. The full address, NIP, EU VAT number and REGON are in the legal notice.
How to reach us, and when we reply
One address, support@kandyb-studio.eu, for orders, delivery, privacy and complaints. We reply within two working days. If a paid dossier is late or the private link will not open, put “Delivery problem” and the report reference in the subject: we acknowledge those emails within one working day and give them priority.
