The questions people ask before paying.
Price, contents, sources, timing and limits, using the same wording as the terms of sale. If anything here differs from the terms, the terms govern.
What do I actually receive?
A PDF of about 175 pages in eleven chapters, tied to the cadastral boundary you confirm at checkout. Every reading states its source, its date, its geometric relation to the parcel and its limitation. The private link arrives by email and stays available for 90 days.
What does the dossier not cover?
It does not certify ownership, title, encumbrances, building compliance or buildability, and it is not legal, notarial, cadastral, engineering, tax or financial advice. The conclusions that decide a purchase stay with the municipality, the notary and the licensed professionals on the case.
Which sources are read?
The Agenzia delle Entrate cadastre for geometry and identifiers, OpenStreetMap Italia for roads and buildings, ISPRA and IdroGEO for the national PAI mosaic and the IFFI landslide inventory, the Ministry of Culture's SITAP for landscape designations, INGV for instrumental seismicity, Copernicus for elevation and land cover, the European Environment Agency for Natura 2000 and water bodies, and the Civil Protection Department for Limit Condition for Emergency (CLE) data. The final chapter lists every one of them with its date, licence and stated limit.
Which checks can come back empty?
The Agenzia delle Entrate's OMI valuations expose no stable, reusable mapping service, so often no euro-per-square-metre figure can be tied to the parcel at all. Some ministerial services return a thematic view but no vector geometry; where that happens the dossier asserts neither intersection nor distance. The planning certificate and the local building rules are not machine-readable and stay on the list of documents to request from the municipality.
What happens when a source does not answer?
The dossier separates two outcomes that may look alike but are not: a completed check that found nothing and a source that could not be read. It records the difference and the date of the attempt. An unavailable service can never be treated as a favourable result.
How long does it take?
Expected delivery is about ten minutes per dossier. If a source or the PDF assembly requires manual attention, the order stays open and you receive a message explaining that preparation is taking longer.
What if delivery is late?
Write to support@kandyb-studio.eu with the report reference in the subject. We confirm receipt within one working day. A paid order stays open until every purchased PDF exists: the service retries, the file is checked and, where needed, produced by hand.
Can my surveyor or notary use it?
Yes. You may download it, keep it and share it with the seller, notary, lawyer, surveyor, architect, engineer, geologist, lender or agent involved in the assessment. Every page states its source and its limit, so a professional sees at once what can be relied on and what still has to be obtained.
Is this legal or technical advice?
No. It is an automated screen of public sources. It does not replace a notary, lawyer, surveyor, architect, engineer, valuer or public authority, and it issues no certificate.
What does it cost?
EUR 39 for the dossier in one language, EUR 49 for the Italian and English editions together, EUR 10 to add the second language later to the same dossier. The addition is bought from the report's delivery page, reached through the private link in the delivery email. These are total prices. No tax, fee or other charge is added. Each amount is a one-off payment, not a subscription.
How do I pay?
By card, through Stripe. The total Stripe shows before payment is the amount charged, and TerrenoCheck adds nothing to it. The full card number and the security code stay with Stripe and never reach us.
What about the right of withdrawal?
A consumer buying at a distance normally has 14 days to withdraw without giving a reason. Before payment, a separate unticked box lets you request that production start immediately and acknowledge that the right is lost once performance has begun and the content has been supplied, under Article 59(o) of the Italian Consumer Code; the order confirmation email records that consent and is the durable medium. Mandatory remedies for non-conforming, defective or undelivered content remain.
Is there an automatic refund?
No. We complete paid orders rather than refunding them automatically. If something fails, work resumes and continues until the dossier is in your hands. This operating rule does not reduce a consumer’s mandatory legal rights.
How is my data handled?
We process the email address, chosen language, any purpose note, checkout confirmations, the selected parcel and the payment state, because performing the contract requires them. The dossier, the link and the operational order metadata stay for 90 days and then leave the ordinary workflow. The providers are Hetzner for EU hosting, Stripe for payment, AWS SES for email, Mapbox for the site maps and OpenAI for AI-assisted analytical text; OpenAI receives neither your email nor your card data.
Can I buy one dossier for several parcels?
The selector accepts up to ten adjacent parcels and treats them as a single boundary. The dossier covers the geometry you confirm at checkout, so a wrong selection has to be fixed before payment, not after.
