You can obtain a free online historical cadastral extract for Italian land even if you do not own it. The Agenzia delle Entrate service for immobili non di proprietà includes current or historical searches for an identified property. In that service, a search by person is current; it does not provide the equivalent historical search by person s1.
The distinction matters when a foreign buyer searches for an “Italy land registry search”. The visura catastale storica is a historical cadastral extract. It helps trace a parcel’s recorded changes, while the cadastre’s non-probative role means it does not complete the legal ownership review s6. Official sources checked on 2 November 2026.
Put the property’s identifiers before the seller’s name
Request the Comune catastale (cadastral municipality), section if applicable, foglio (map sheet) and particella (parcel). The authority’s field guide explains these identifiers. Keep the original spelling and any letters shown on the documents.
Do not confuse partita with particella. The authority describes partita as an older search key for property associated with the same cadastral holders; it is not simply another spelling of parcel s2. If a translated document uses “parcel number” ambiguously, ask for the original Italian entry.
Write down the precise question: for example, how a parcel in an earlier document relates to the current identifiers. That helps a local adviser choose the right documents rather than returning an unrelated search by the seller’s present name.
Access the official historical search
The national service covers Italy except the autonomous provinces of Trento and Bolzano; use the competent provincial services for those areas s1. For the national route, start from the official online-extract page.
- Sign in through an accepted identity method, including SPID, CIE or CNS.
- Select the service for cadastral extracts of properties you do not own.
- Choose the search by property and the Catasto Terreni, or land cadastre.
- Enter the complete identifiers and select the historical output for the relevant available period.
- Download the PDF and obtain a current extract for comparison.
- Record the request date and the period to which each output relates.
If you do not have suitable digital access, ask the seller to provide the documents or commission an adviser through the appropriate access arrangements. Do not share a seller’s login. Agree the adviser’s professional fee separately from the authority’s charge: the described online service is free s1, while other channels have their own rules s4.
Read the history as a sequence of records
The authority defines a current consultation as the current cadastral position and a historical consultation as the situations over the requested period s2. Use a table with date, identifier, recorded reason for change and the supporting document you still need.
Do not translate every recorded change as a transfer of ownership. A cadastral identifier, classification and person’s name answer different questions. If an identifier changes, ask the technical adviser to establish the documented connection between the old and new entries.
Consider an expressly hypothetical area check. An earlier parcel of 8,000 m² is compared with two later entries of 3,100 m² and 4,900 m². They add to 8,000 m². That arithmetic does not establish that both entries derive from the earlier parcel or that the seller can transfer both. You need the relevant documentary link.
To compare the identified parcel with available territorial map layers, open the TerrenoCheck map. A report costs €29 in one language or €39 in two; read the sample report first.
An official example of a search limit
The worked evidence here is the authority’s service matrix s1: a current search by person is available, as are current or historical searches by property; the described historical search by person is not offered. This is a reproducible comparison of the published instructions, rather than an invented property case.
It explains why the absence of an old property in a present search under a person’s name should not be called a complete historical result. Ask which property-based search and documents address the earlier identifier. Keep a screenshot of the search settings if you need an adviser to understand exactly what was requested.
Avoid three misleading shortcuts
Using only a street address for land. The authority says address-based searching is limited to the buildings cadastre s2. Obtain the land identifiers instead.
Treating the public income consultation as the PDF extract. The cadastral-income service page explicitly states that its output is not a cadastral-extract PDF. It can be useful information, but it is not the historical document this guide describes.
Assuming “free” means every document and every channel. The counter-service fee page sets out a different framework. Access to apartment floor plans is also restricted to entitled or otherwise authorised users s1. A free land extract does not open a seller’s private floor plans.
What to do when the history remains unclear
Send your adviser the earlier document, historical extract and current extract together. Ask them to identify the link between the parcel descriptions and specify which technical or title document is missing.
For erroneous cadastral data, the official income-service page points to the online correction request or the Modello Unico di Istanza submitted to the office. A correction request is a separate action from obtaining an extract; do not describe a discrepancy as corrected merely because it has been noticed.
For legal ownership and encumbrances, proceed to the appropriate property-register review, explained in our guide to mortgages and liens. Have the adviser establish what must be clarified before a deposit or contract, especially where the advertised land consists of several entries.
Once you have the correct parcel, select it on the TerrenoCheck map for an initial review of available territorial information. The sample report shows its scope. This is preliminary screening and does not replace legal advice or a survey.
