In Italian documents, NCT stands for Nuovo Catasto Terreni and NCEU for Nuovo Catasto Edilizio Urbano. The official glossary attached to circular 7/2006 gives those expansions s1. Current Agenzia delle Entrate services use Catasto Terreni, the land cadastre, and Catasto Fabbricati, the buildings cadastre, with their respective search keys s2, s5.
For a foreign buyer of a house with land, the useful question is which record identifies each element of the proposed sale. This guide helps you match the land and building records without treating the abbreviations as ownership certificates. Sources checked on 2 November 2026; the older glossary is used only for terminology, not present-day fees or login instructions.
Keep land parcels and building units distinct
The official identifier guide explains foglio as map sheet and particella as parcel. For a building, a subalterno, where present, identifies an individual unit within a parcel.
A number taken from the parcel map therefore may not identify the particular apartment or store being sold. Ask for a list of all included elements, preserving the original Italian identifiers. If the seller says a garden or outbuilding is included, ask the adviser how that element is documented rather than assuming it belongs to the house because it appears beside it on a map.
The official extract model includes corresponding land-cadastre parcels for buildings-cadastre properties. Read that documented connection. Similar numbers in two files are a reason to investigate a match, not a substitute for the record establishing it.
A real published example in Turin
The Ministry of Culture’s record for the former La Marmora/Dogali barracks at via Asti 22, Turin lists cadastral descriptions in both archives. The record concerns an act dated 10 August 2022, published on 13 September 2022. It identifies sheet 1310, parcel 680 in the land cadastre, and the same sheet and parcel with separate subalterni in the buildings cadastre. Earlier identifiers are referenced separately.
The finding is limited but useful: a sheet-and-parcel combination can appear at different levels of description, with unit identifiers providing additional detail. We are not describing that complex as available for purchase or certifying its present legal position.
For your own sale, ask the adviser to perform the same identification exercise using the current documents: which record identifies the land, which identifies the unit offered, and which document connects them? Preserve the answer with the sale papers.
Choose a search that answers the question
| What you need to identify | What to prepare |
|---|---|
| The land in the seller’s document | Land-cadastre search with complete parcel identifiers |
| A specific building unit | Buildings-cadastre search, including subalterno where present |
| A building at a street address | Address-based search in the buildings cadastre |
| The connection to earlier identifiers | Property-based historical extract and relevant supporting documents |
The authority’s search-method page limits address searching to the buildings cadastre. A search for the house address is not a promise to return every agricultural field advertised with it.
The online service provides current and historical property extracts under its stated access arrangements. Its national coverage excludes Trento and Bolzano, where the competent provincial services must be used s7.
To compare the identified parcel with available territorial map layers, open the TerrenoCheck map. A report costs €29 in one language or €39 in two; read the sample report first.
Build a comparison file for a remote purchase
Ask for the current land extract and the extracts for the building units included in the offer. Create columns for register type, cadastral municipality, applicable section, sheet, parcel, applicable subalterno and seller’s supporting document.
Do not translate both parcel and subalterno as “plot”. Keep the Italian labels next to the English explanation. An adviser can then compare the source documents without guessing which number the translation intended.
Match each row to the proposed sale description. A row without an explained connection should remain an open question, not disappear from the comparison because the aggregate advertised area looks plausible.
Then check that the technical material concerns those same objects. A building floor plan is different from a land-parcel map, and the authority provides different access rules for floor plans s7. A map PDF supplied freely online is not unrestricted access to the interior record of someone else’s property.
Why adding every square-metre figure can mislead
For a hypothetical example, suppose one record concerns 900 m² of land and another gives 80 m² for a storage unit. Calling the result “980 m² of land” combines different objects and labels. Keep the 900 m² land figure separate from the 80 m² entry with its original description.
The official field guide distinguishes land areas from the different consistency fields used for buildings. Those labels belong in your comparison, especially when a listing’s English wording treats built space and land area loosely.
The arithmetic is easy; deciding what the figures describe requires the documents. Ask for that explanation before comparing purchase prices per square metre or deciding that an apparently missing area has been supplied by the other archive.
Resolve discrepancies with the relevant professional
Where earlier and current identifiers differ, request the documented connection and have the technical adviser review it. The historical-property search is available s7, but it does not itself answer every legal or building-permission question.
The City of Venice’s official explanation states that cadastral records do not provide legal proof of ownership. Continue with the appropriate title review, covered in our Catasto and property-register guide. Ask separately for planning and building checks on the correctly identified parcel.
For a deposit or preliminary agreement, have your adviser specify which objects and discrepancies must be clarified. Avoid relying on an agent’s translated phrase “all registered” when the underlying documents have not yet been matched.
Once you have the correct parcel, select it on the TerrenoCheck map for an initial review of available territorial information. The sample report shows its scope. This is preliminary screening and does not replace legal advice or a survey.
