If an Italian land search returns no result even though you have a map sheet and parcel number, check the cadastral municipality, section and register type before changing the numbers. Agenzia delle Entrate explains that a cadastral section is not used everywhere, but forms part of the identification where it exists s1.
This guide addresses an incomplete or mismatched search key. It does not assign replacement identifiers to a property. The national service excludes Trento and Bolzano, for which the competent provincial services apply s3. Official sources checked on 2 November 2026.
Get the identifiers with their original labels
Ask the seller for the dati identificativi section from a recent cadastral extract, or visura, rather than two numbers typed into a message. The official model puts identifiers in a separate section and includes the section designation where applicable s4.
The main terms are Comune catastale for cadastral municipality, foglio for map sheet and particella for parcel. Preserve any letters and other components printed in the original. For a building unit, a subalterno may identify the individual unit within a parcel s1.
A useful request is: “Please provide the cadastral municipality, section where applicable, sheet and parcel exactly as shown in the extract, and confirm whether it is a land-cadastre or buildings-cadastre record.” For an apartment, ask for the subalterno if present. Do not translate every field as “plot number”.
Which kind of section is it?
The official field guide distinguishes several concepts:
| Italian term | Register in the official explanation | Buyer’s action |
|---|---|---|
| Sezione censuaria | Catasto Terreni, land cadastre | Keep it where it forms part of the identifier |
| Sezione amministrativa | Catasto Fabbricati, buildings cadastre | Use the designated buildings-register field |
| Sezione urbana | Catasto Fabbricati | Preserve the designation from the record |
A zona censuaria is described separately in the building-classification information s1. It should not be copied into the section field merely because the words look similar.
Do not invent a default section letter. A field that the municipality does not use is different from a required field you have not obtained. If a translation has omitted the letter, request the source document rather than guessing it.
A current municipality name may not be the cadastral name
The authority explains that after territorial changes the cadastral archives may not be aligned with the present administrative municipality. It links the Consultazione Archivio Comuni e Stati Esteri for checking that alignment s1.
If the seller’s old document uses a former municipality, keep that name in your notes. Ask the local adviser to establish the correspondence using the official archive. Substituting the new municipality name while keeping the old sheet and parcel numbers does not, by itself, establish the same property.
For a remote purchase, send the earlier document and current search settings together. A professional can then see whether the issue concerns territory, an omitted section or a different property. An isolated “not found” screenshot supplies much less useful context.
To compare the identified parcel with available territorial map layers, open the TerrenoCheck map. A report costs €29 in one language or €39 in two; read the sample report first.
Retry the search in a controlled order
- Check whether both the document and search use the land cadastre or both use the buildings cadastre.
- Verify the cadastral municipality, especially with an older document.
- Enter the section shown in the document, where present.
- Copy the sheet and parcel without confusing particella with partita, a different older search key.
- For a building unit, check the subalterno and any selection list returned by the service.
- If the earlier and current identifiers differ, obtain a current extract and, where useful, a property-based historical extract to investigate the connection.
The authority’s search-method page explains property and person searches, while the online-service page confirms current and historical property outputs. Address searching is limited to the buildings cadastre s2, so it is not a general solution for rural fields.
An official model shows why the source matters
The official extract model separates the document header, including type and reference date, from its identifiers. Comparing those sections establishes a simple check: before reusing a sheet number, identify the archive and temporal position from which it came.
This published model is the documentary example used here. It is not a claim that we searched a seller’s parcel. It also explains why you should keep the full extract, including the header, rather than a cropped image containing only numbers.
Area matching cannot repair an identifier mismatch
Suppose, for illustration, an offer includes entries of 2,700 m² and 1,300 m². They add to 4,000 m². Finding some parcel with an area of 4,000 m² does not prove that you found the offered land when its municipality or section differs.
Align the identifiers first and use area as a further comparison. If a recorded datum appears erroneous, the authority provides an online correction request or an office submission route, described on the consultation page. Noticing an issue is different from having it corrected.
Ask the seller to identify the intended sale object and have your adviser resolve the documentary conflict before you commit funds. Avoid silently deleting a letter to make the search accept the input: that can produce a result while losing the connection to the document you were meant to check.
Once you have the correct parcel, select it on the TerrenoCheck map for an initial review of available territorial information. The sample report shows its scope. This is preliminary screening and does not replace legal advice or a survey.
